Rent Guarantee Policy - Urgent Update

As the impact of COVID-19 continues, SJL Insurance Services (SJL) have been seeking updates and clarifications from their insurers as to their stance with regard to policies and claims should an insured party need to make a claim.

SJL have today (19/03/2020) received notification from the underwriters of the Rent Guarantee policy you and your managed clients hold with us which reads as follows:

It is noted and agreed that for any members joining or renewing after the 19/3/2020 the following is added to “What is not covered by this policy?”:

We will not cover any claim for any loss that is caused by or arises in any way from:

• Coronavirus (COVID-19)

• severe acute respiratory syndrome coronavirus 2 (SARS-CoV-2)

• a mutation or variation of SARS-CoV-2

• a threat, fear or likelihood of infection with any of the above

In short, for any new business instructions and renewal invitations, you will also receive an endorsement to the insurance schedule with the above wording included.

Specifically, the Rent Guarantee and Legal Expenses cover that we offer is provided by SJL and further information can be found as follows:

For your information, with the Rent Guarantee and Legal Expenses Insurance, Letability is the Policyholder which means that, in the event of a claim, we manage the full process in conjunction with SJL. It also means that the price you pay is the price we pay – there is no hidden mark-up.

We do this because we firmly believe that it’s a very worthwhile product that gives you peace of mind during each tenancy.

Thankfully, according to SJL, claims against this policy are rare – less than 3% of all policies. But if you are unlucky enough to have a problem, it’s not just the lost rent that is covered. All the legal expenses and everything else necessary to get you property back and ready to rent again is also covered – and you don’t have to lift a finger! So please consider it.

There is also a caveat here that you should be aware of.

If you decide that you want Rent Guarantee and Legal Expenses cover, the policies are for either a 6 or 12 months period. Consequently, if you have a tenant who is on a periodic tenancy and they decide to leave 3 months into a cover period, you will not get a refund for the period not used.

Therefore, our advice would be – especially if you are considering 12 months of cover –  to only take it out if your tenant is in a 6 or 12 months statutory Tenancy Agreement and that Agreement provides for the recovery of reasonable costs in the event of early termination by the tenant.
